Fairtree European Alternative Residential Investments, a division of Fairtree Operational Real Estate, was founded in 2019 and is a specialist operational real estate investment developer, operator and adviser that is focused on opportunities in Europe, the UK, the USA and South Africa. Through a combination of various active operational real estate strategies, we offer a range of unique opportunities based on individual investor risk-return requirements.
Navigating challenges in the Netherlands
Nearly seven years ago, Fairtree boldly entered the Dutch alternative real estate sector, focusing on student accommodation, young working professionals and executive living solutions. Our initial investments culminated in the successful acquisition and redevelopment of three properties in prominent locations in Leiden and Den Haag.
Over the past four years, the investment and regulatory landscape has experienced dramatic shifts, marked by rising inflation, interest rates, and significant changes in government policy, which created a challenging environment for operating and investing capital. Despite these hurdles, our dedicated operational team has maintained great occupancy and rent levels, demonstrating resilience and strategic agility. This also required the team to pivot the business model to maximise shareholder value. A prime example of this is the recent completion of Raamweg 15 and 16, followed by an ongoing process of selling individual units. This strategic approach has been highly successful, with approximately 85% of units already sold, paving the way for optimised returns amid a challenging market environment.
Other geographical locations
South Africa – The team is launching a small purpose-built student accommodation scheme in Stellenbosch, where construction will commence in Q4 of 2025 with completion planned for Q4 2026. The team is investigating various other sizable opportunities in the Western Cape, Garden Route and other pockets of excellence throughout South Africa.
USA – We are actively looking at various real estate investment opportunities in America, with the first investment set to close by the end of August 2025 for a multi-family residential scheme in Groton, Connecticut.
